Finding a room in Barcelona is one problem; finding one where you are allowed to register on the padrón is another. Many landlords and main tenants do not allow it, and without the padrón most of your other paperwork stalls. We search for a room where you can register, visit the ones you choose and send you video and photos, review the contract before you sign and book your padrón appointment.
The service costs 290 € + VAT, plus 50 € + VAT per visit. You pay 150 € to start the search and the rest when you accept a room. The deposit and the first month of rent are paid directly to the landlord and are not part of our fee.
Why the padrón matters when you choose a room
The padrón is the municipal register of residents. In Barcelona it is asked for in a large part of what you do after arriving: residence procedures linked to your NIE and your TIE, access to public health care and many later procedures; some banks ask for it too. A room that looks perfect but where you cannot register leaves you without that document.
To register on the padrón you need a rental contract in your name, or the authorisation of the person who holds the contract together with a copy of their ID. That is why we ask about registration before anything else, and why it has to be written into the agreement, not just promised. You can read more on our empadronamiento in Barcelona page.
Who this service is for
- People moving to Barcelona who need an address where they can register in order to continue with their residence procedures.
- Newcomers who are still abroad and cannot visit rooms in person.
- Students, workers and digital nomads who want a room, not a whole flat.
- Anyone who has already been told by a landlord that registering is not possible and wants to avoid it happening again.
We are a gestoría, not a real estate agency. We work for you, the tenant, not for the landlord.
What we do
- We agree your search with you: budget, neighbourhoods, move-in date and what you need from the room.
- We search the listings and contact landlords, and we ask from the first message whether you will be allowed to register on the padrón.
- We send you a shortlist of rooms that meet your conditions, and you decide which ones are worth a visit.
- We visit the rooms you choose in person and send you video and photos of the room, the shared areas and the building, so you can decide from wherever you are.
- We review the rental contract before you sign: duration, deposit, which bills are included and how they are shared, and the written authorisation to register.
- We book your padrón appointment and prepare the documents you have to bring.
What is included and what is not
Included in the 290 € + VAT:
- The search of listings and contact with landlords.
- Checking with each landlord that you can register.
- The review of the rental contract before signing.
- The padrón appointment and the preparation of your documents.
Paid separately or not included:
- Each in-person visit, at 50 € + VAT.
- The deposit and the first month of rent, which go directly to the landlord.
- Flats for a whole household; this service is for rooms. See our housing page for other options.
We cannot promise to find a room within a given time. The rental market in Barcelona depends on the season, your budget and the area you want, and we tell you honestly if your conditions are making the search hard.
Problems we see most often
- Rooms where registration is not allowed. It is often mentioned only after you have moved in, or the landlord says yes verbally and then refuses to sign the authorisation.
- Requests for money before a viewing. A landlord who asks for a deposit or a booking fee before anyone has seen the room is a warning sign. We do not pay or recommend paying anything before a visit and a contract.
- Contracts with no end date or no clear deposit terms, which make it hard to get the deposit back when you leave.
- Bills that are not specified, so the monthly cost ends up higher than the advertised rent.
- Agreements made only by message, with nothing signed that you can use for the padrón.
Prices
- Room search with contract review and padrón: 290 € + VAT, plus 50 € + VAT per visit.
- 150 € to start the search; the rest when you accept a room.
- Booked separately, the room search with visits (250 € + VAT) and the empadronamiento (60 € + VAT) would cost 310 € + VAT plus visits.
The deposit and first month of rent are paid by you directly to the landlord. All our prices are shown without VAT. You can see the rest of our services on our packs and services page.
Frequently asked questions
Can I register on the padrón in a room I rent? Yes, if you have a contract in your name or the authorisation of the person who holds the contract, together with a copy of their ID. We check this with every landlord before you visit.
Do I have to be in Barcelona for the visits? No. We visit the rooms you choose in person and send you video and photos, so you can decide from abroad.
Is the deposit included in your fee? No. The deposit and the first month of rent are paid directly to the landlord. Our fee covers the search, the visits, the contract review and the padrón appointment.
Are you a real estate agency? No. We are a gestoría working for you as the tenant. We do not represent the landlord.
How long does it take to find a room? It depends on your budget, the area and the time of year, so we do not promise a fixed time. We keep you updated on every room we find and every visit we make.
Requirements for registering on the padrón and appointment procedures can change, so we confirm the current ones for your case before your appointment.
