Housing in Barcelona is one of the hardest parts of moving to Spain for many foreigners. The issue is not only finding a flat. It is understanding what type of accommodation fits the move, what documents landlords or agencies may ask for and how housing decisions affect the rest of the relocation process.

What usually creates the biggest problems
Most friction comes from timing, expectations and documents. New arrivals often begin the search before they are clear on budget, area, temporary versus long-term needs or what proof of income and identity they can actually show. That leads to wasted viewings, weak applications or housing choices that later cause administrative problems.
The file a landlord asks a foreigner for
Finding a flat is not the hard part in Barcelona. Passing the tenant screening is. Agencies and landlords usually ask for a version of this file, and the items a newcomer cannot produce are predictable:
- Proof of income: recent payslips, or the work contract if you have just started. Self-employed applicants are asked for tax filings instead, which a new arrival does not have yet.
- Identification: passport and, in most cases, NIE. Being asked for a NIE before you can rent, while needing an address to sort out other paperwork, is the circularity most people hit in their first month.
- Bank details, usually a Spanish account for the direct debit.
- A guarantee beyond the deposit: extra months in advance, a bank guarantee, a personal guarantor resident in Spain, or a rental insurance policy paid by the tenant.
Someone arriving without payslips, without a Spanish account and without a guarantor is not a bad tenant. They simply do not fit a form designed for local salaried applicants, and the way through is presenting the case properly rather than applying to more listings.
Deposit, guarantee and what happens to your money
The deposit and any additional guarantee are different things with different rules. In Catalonia the deposit is lodged by the landlord with the regional housing body, not kept in their account, and that lodgement is what allows it to be claimed back at the end. Additional guarantees are contractual and negotiated.
Before paying anything, two questions decide whether the money is at risk: is there a signed contract, and is the person receiving the money the owner or someone authorised in writing by the owner? A reservation paid on a viewing, with no contract and no verified ownership, is the most common way foreigners lose money in this city.
The link with the rest of your paperwork
Housing is not an isolated step. The contract is what makes you registrable at the address, and the empadronamiento is what feeds the residence file, the health card and school enrolment. A room let without a written contract can leave you living somewhere you cannot register, which blocks the procedures that come after it.
